Description
U.S. GOVERNMENT SFO 1NV2009 General Services Administration (GSA) seeks to lease the following space. Fully serviced leases are sought. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. State: Nevada City: Las Vegas Delineated Area: North: Highway 93/95 South: E. Flamingo Rd (Highway 592) East: South Eastern Ave West: Highway 15 Minimum Sq. Ft. (ABOA): 1,128 Maximum Sq. Ft. (ABOA): 1,241 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - Ground floor preferred - Cannot be located with DOE Agencies Expressions of Interest Due: May 18, 2011 Market Survey (Estimated): June 2011 Offers Due (estimated): Occupancy (Estimated): TBD Expressions of Interest must include the following information: - Building name and address and location of the available space within the building; - Rentable square feet available and expected rental rate per rentable square foot, fully serviced; - ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
