Description
General Services Administration (GSA) seeks to lease the following space: State: Texas City: Bedford Delineated Area: Northern Boundary: From the intersection of highway 26/Grapevine Hwy. and cheek-Sparger Road in an eastbound direction to the intersection of Cheek-Sparger Road and Central Drive Southern Boundary: From the intersection of Central Drive and Bedford Road in a westbound direction tot he intersection of Bedford Euless Road and Highway 26/Grapevine Highway. Eastern Boundary: From the intersection of Cheek-Sparger Road and Central Drive in a southbound direction to the intersection of Central Drive and Bedford Road Western Boundary: From the intersection of Bedford Euless Road and Highway 26/Grapevine Highway in a northbound direction to the intersection of Highway 26/Grapevine Highway and Cheek-Sparger Road. Minimum Sq. Ft: (ABOA) 6,160 Maximum Sq. Ft: (ABOA) 6,160 Space Type: office Parking spaces (Total): 26 Parking spaces (surface): 26 Parking spaces (Structures): 0 Parking Spaces (Reserved): 0 Full term: 10 years Firm term: 5 years Option tern: n/a Additional Requirements: -Contiguous general office space -Space should be above first floor of building -The Government shall have access to the leased space at all times without additional payment, including the use, during other than normal hours, of necessary services and utilities such as elevators, toilets, lights, and electric power -ADP/IT Room requires separate AC - 24 hour / secured. -Camera at entrance if door not glass -One soundproof office -Break room with cabinets/counter space, sink with hot/cold water, water line/electrical connections and space for two to three small tables. -Keycard access Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be in writing and should include the following information at minimum (this is not an invitation for bids or a request for proposals): -Building name/address -Legal property description, recent survey, and property identification numbers (PIN) -Location of space in the building and date it will be available -One-eighth inch scale drawing of space offered -ANSI/BOMA defined office area/usable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included -Name, adress, telephone number, and email address of authorized contact -In cases where an agent is representing multiple ownership entities, written acknowledgement -Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with the representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
