- Solicitation for Offers No. GS-05B-18843 May 19, 2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Strongsville and Middleburg Heights, Ohio Delineated Area: Within the city limits of Strongsville or the city limits of Middleburg Heights Minimum Sq. Ft. (ABOA): 22,276 USF Maximum Sq. Ft. (ABOA): 24, 503 USF (25,617 RSF) Space Type: OFFICE Parking Spaces (Total): 41 Parking Spaces (Surface): 2 (fenced) Parking Spaces (Structured): 39 Parking Spaces (Reserved): Full Term: 10 years Firm Term: 10 years Option Term: N/A Additional Requirements: The Government requires Class A or Class B Office space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The minimum distance from day-care/schools/civic sites is ½ mile. The minimum distance from residential areas is ¼ mile. Thirty-nine (39) secured structured parking spaces, and two (2) fenced surface (or structured) parking spaces must be available on-site. Ground floor space is preferred. Offered space may be located on the second floor provided a minimum of 5,000 ABOA SF is located on the ground floor. The building will include a sally-port to accommodate a passenger van. The building and parking area should provide acceptable access including adequate turning radius for buses/large vehicles and direct secure access into the premises on the ground floor. Occupancy is required on or before November 1, 2012. Subleases will not be considered. The Government requires a fully serviced lease, all services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 or 500 year flood plain. B. Projected Dates.
