- State: West Virginia City: Beckley Delineated Area: Located within Raleigh County Minimum Sq. Ft. (ABOA): 10,510 Space Type: Office Parking Spaces (Total): Parking shall meet local code requirements Full Term: 10 years Option Term: N/A Additional Requirements: •A. Contiguous space is required. •B. Space offered shall be no more than twice as long as it is wide. •C. Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. •D. Public transportation, public, commercial parking and/or on-site parking shall be available within two blocks of the proposed space. •E. Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators, which serve the floor proposed for the Government. One of the accessible elevators may serve as a freight elevator. •F. Columns shall be at least 20' from any interior wall and from each other and shall be no more than 2' square. •G. Proposed properties must be zoned office or commercial by the local zoning authority. Properties located in industrial zones will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plain. Expressions of Interest Due: June 2, 2011 Expressions of interests should include the following: 1. Building name and address 2. Available square footage and rental rate per square foot 3. Common Area Factor for available space by floor, if applicable 4. Owner's name, address, and a written statement from the owner that the offeror has legal authority to provide information on behalf of the owner's property. 5. This is not a request for competitive proposals. Submission by other than the owner or manager of a property must be accompanied by a written letter from the owner granting permission to make a general offering of the space.
