Expressions of Interest Due: June 17, 2011 Market Survey (Estimated): July 15, 2011 Offers Due: (Estimated): July 29, 2011 Occupancy (Estimated): December 1, 2012 General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Chicago Delineated Area: Northern Boundary: Wacker Drive/Fulton Eastern Boundary: State Street Southern Boundary: Van Buren Street Western Boundary: Jefferson Street Minimum Sq. Ft. (ABOA): 46,500 Maximum Sq. Ft. (ABOA): 51,150 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): 0 Parking Spaces (Structured): 3 Parking Spaces (Reserved): 3 Full Term: 15 years Firm Term: 10 years Cancellation: 90 days notice after initial 10 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. -Ideal space would be contiguous 1 one floor, but no more than 2 contiguous floors. -Parking spaces must be in or within one block of building. -Fitness center in office space or in building. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
