Description
A. Statement of Requirements. The Government is seeking expressions of interest to enter into a lease for space meeting the following requirements: City, State: Independence, OH Delineated Area: Within Independence, OH, with the following boundaries: N - Grainger Rd; E - Canal Rd to Rockside Rd, Rockside Rd to Brecksville Rd; S - Chestnut Rd; W - Broadview Rd Minimum Sq. Ft. (ABOA): 50,788 Maximum Sq. Ft. (ABOA): 52,311 Space Type: Office and Related Space Parking Spaces (Total): 30 parking spaces Parking Spaces (Surface): Per local code Parking Spaces (Structured): 0 Parking Spaces (Reserved): 30 Full Term: 10 (ten) Years Firm Term: 7 (seven) Years Option Term: N/A Additional Requirements: § Existing space ONLY. § Class A buildings of contemporary construction required. § Space above ground floor/street level is preferred. Below-grade space will NOT be considered. § Space must be on not more than three (3) floors, and the offered space must be within two (2) floors of each other. Contiguous floors preferred. § Ceiling heights must be a minimum of nine (9) feet, zero (0) inches. § Column spacing must be a minimum of 25 feet on center. Width to length ratio for the offered space must be at least 2:1. "U" shaped, "T" shaped or "L" shaped spaces are generally not acceptable. § If above 2nd floor space is offered, 2 separate elevators are required. § AutoCAD drawings are required upon response. Please indicate if the building has a freight elevator, loading docks, and/or underground parking. § The location should provide regularly scheduled public transportation no more than 1/4 walkable mile from the building entrance and employee parking within convenient walking distance of the offered building sufficient to cover commuting needs of employees. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility. Offered space must meet Government requirements for Sustainability (LEED-CI, Certified at a minimum) and Energy Star rating of 75 or higher set forth in the Solicitation For Offers.
