General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area of Washington, DC including NoMA, Southwest Waterfront and Parkside (a detailed map shall be made available on request) Minimum Sq. Ft. (ABOA): 5,757 Maximum Sq. Ft. (ABOA): 6,894 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 10 years Option Term: 5 years Additional Requirements: Building entrance must be located within 1,500 walkable linear feet of a handicap accessible entrance of a metro station. All space must be contiguous in one suite on one floor The United States Government currently occupies, and has a continuing need for a minimum of 5,757 contiguous BOMA Office Area Square Feet (BOASF) and a maximum of 6,894 BOASF of office and related space. The Government is seeking a 10-year firm term with one 5-year renewal option. The space shall be ready for occupancy no later June 2012. The delineated area is within the Central Employment Area (CEA) of Washington, DC no further than 1,500 walkable linear feet (WLF) from the handicap accessible entrance of a metro station. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: •1) Building name and address, and location of space in the building. •2) Legal description •3) CAD drawing of space offered. •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feet Offered •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Estimated full service rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate. •8) Number of parking spaces available on the premises. •9) Name, address, telephone number, and email address of individual to be contacted.
