Description
U.S. GOVERNMENT SFO 1CA2210 The United States Government seeks to lease office and related space in a building in San Bernardino, CA. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. State: California City: San Bernardino Delineated Area: Within the city limits of San Bernardino, CA Minimum Sq. Ft. (ABOA): 32,383 Maximum Sq. Ft. (ABOA): 35,621 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured): Parking Spaces (Reserved): 6 Additional parking spaces to be made available 231 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered space in new construction shall obtain LEED®-NC Silver certification, at a minimum. Offered space in an existing building shall obtain LEED - Certified Commercial Interiors (CI), at a minimum. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires 6 secure parking spaces the cost for which is to be included in the rent. In addition, access to 231 public parking spaces must be commercially available within a ¼ walkable distance of the offered space. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding ½ walkable mile. Offered space must be contiguous and located on one floor. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Expressions of Interest Due: July 15, 2011 Market Survey (Estimated): August 2011 Offers Due (estimated): Occupancy (Estimated): March 1, 2013 Expressions of Interest must include the following information: - Building name and address and location of the available space within the building; - Rentable square feet available and expected rental rate per rentable square foot, fully serviced; - ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
