- Description
- The United States Government ("Government") seeks to lease office space consisting of 10,500 - 11,000 ANSI/BOMA Office Area square feet (ABOA). The proposed term is five (5) years firm. The estimated occupancy date is May 1, 2012. The Government may consider relocation if it is determined to be economically advantageous. MINIMUM REQUIREMENTS The requirement shall be located within the following delineated boundaries:  North - P Street, NW  East - 12th Street, NW  South - Pennsylvania Avenue, NW  West - 22nd Street, NW Spaces fronting both sides of perimeter streets of the delineated area will be considered. Subleases are not acceptable. Space should not be located within the 100-year flood plain. EXPRESSIONS OF INTEREST SUBMISSIONS Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): • Building name/address and age. • Location of space in the building and date of availability. • Scaled drawing of floor plan offered. • ANSI/BOMA defined general office usable square feet ("USF"). • BRSF offered • Rental rate per BRSF, specifying included services, utilities, and tenant improvement allowance • Common Area Factor used to determine the RSF. • Location and number of parking spaces available to the Government and cost, if any. • Date building will be ready for commencement of tenant improvements. • Name, address, telephone number, and email address of authorized contact. AUTHORIZED CONTACTS: The Government is represented by a tenant broker in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the Government or their authorized representative, Jones Lang LaSalle Americas, Inc.
