- DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN LAKEWOOD, COLORADO FOR A LEASED OUTPATIENT CLINIC The VA desires to lease Medical Office space in Lakewood CO, to accommodate a 34,965 net usable square feet outpatient clinic, along with parking to meet a ratio of 7:1000 rentable square feet. VA will also consider acceptance of donated space. The space must be contiguous and built to VA specifications. Due to the time required to construct, build to suit opportunities cannot be entertained, however buildings which are planned, and approved for construction will be considered. It must be zoned for the intended use, and provide on-site parking as above, or meet local code, whichever is greater. To be considered, the site must be within or bounded by the delineated area as follows (both sides of the street will be considered): North: 32 nd Avenue West: South on Ford Street, west on 19 th Street, south on Highway 6 to Heritage Road / Hogback Road South: West Jewell Avenue to Alameda Parkway East: Pierce Street The lease will be for a term up to twenty (20) years. The space offered will provide a new community-based outpatient clinic for the VA. Special consideration will be given for sites on or in close proximity to public transportation routes and retail amenities. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible. Offerors must provide evidence that offered properties are outside the 100 year flood plain. Clinic facility and grounds and landscaping must comply with VA Life Safety, Seismic, Radon and ADAAG requirements. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant.
