Description
The Government is posting this notice in accordance with Federal Acquisition Regulations. The US Government's lease for 23,000 square feet of office space in Memphis, TN is expiring on 7/31/2011. The Government requires office and related space yielding a minimum of 23,000 office area (ABOA) square feet. Minimum ABOA square feet: 23,000 Maximum ABOA square feet: 23,000 Space must be located within the Central Business District (CBD) of Memphis, TN. The US Government currently occupies 23,000 ANSI/BOMA Office square feet at 480 Beale Street, Memphis, TN under a lease that is set to expire. The General Services Administration (GSA) plans to negotiate an extension at this location based on economic, mission and other factors. The US Government will relocate only if considerations of economic and other factors are advantageous, including relocation and tenant improvement costs. The lease term requirement is for one (1) year. The space must be available for occupancy by 8/1/2011. Expressions of interest must be submitted to the address below by 4 p.m. on 07/27/2011 and must include the following information: • Building name and address and description of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area-(ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building • List of building services provided Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Federal Acquisiton Regulations require that the Government consider potential alternative locations that may be economically advantageous to remaining in their current location. The Government will not relocate unless an alternative location offers rental savings sufficient to off-set the costs of construction reqiured to build-out the alternative space to the Government's requirements. Owners or exclusive agents who represent a location they feel would present an economically advantageous relocation opportunity may submit an expression of interest per the instructions below. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
