- Guaynabo Map of Delineated Area U.S. GOVERNMENT General Services Administration (GSA) seeks to lease approximately 12,500 - 13,500 ANSI/BOMA Office Area Square Feet (ABOA) of light industrial and/or office type space in a building classified as B-rated or better. The space will be used primarily for office purposes as follows: State:Puerto Rico City:Guaynabo Delineated Area:North: Interstate PR-22 from the intersection with PR-5 to the intersection with PR-1 East: PR-1 beginning at the intersection of PR-20 continuing north to PR-3 which runs into PR-27 which rejoins PR-1 to the intersection with PR-22 South: The intersection of PR-1 and PR-20 West: PR-20 beginning at the intersection of PR-1 continuing north to PR-177 which runs into PR-5 to the intersection with PR-22 Sq. Ft Requirement:12,500 13,500 ABOA of light industrial and/or office type space Space Type:Office / Warehouse / Wareyard Secure on-site parking spaces:28 (reserved) Unsecured on-site parking spaces:47 Parking Spaces (Total):75 Term:10 Years Firm Term:5 Years Additional Requirements: All office and related space is to be located on one floor and be in one contiguous block. The warehouse may be located in a separate space provided that it is within 250 of the rest of the office space. Space must have potential for an efficient layout and be contiguous horizontally and/or vertically. Space must be accessible 24 hours / 7 days a week. Floor Load requirements must be able to accommodate a rolling file system 12x20, file cabinets 40 of 3 deep cabinets. Primary floor must be sealed concrete, sloped to a 2 drain. Accommodate back-up generators with associated switches and fuel tanks. Accommodate 1-meter and 5-meter satellite dishes with a 30-foot antenna tower. Provide emergency potable water supply, and emergency electric back-up power with the capability to sustain office/warehouse operations for five working days. Warehouse Requirements: Space must provide a minimum of 12 feet of clear ceiling height for 1,800 sq. ft. A pedestrian door must be provided from warehouse to wareyard or parking area. A manually operated sectional overhead door (2 door), must provide a minimum clearance of 10f ft. height and 12 ft. width. Space must provide a minimum width and length of 20 clear span, with no pillars or supports. Wareyard Requirements: 8,400 sq. ft. are required to house 28 official Government owned vehicles Submission Requirements:Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address. Legal property description, recent survey, and property identification numbers (PIN). Location of space in the building and date it will be available. One-eighth inch scale drawing of space offered. ANSI/BOMA defines office area square feet (ABOA SF). Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet Government requirements for fire and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
