DESCRIPTION: The Department of Veterans Affairs (VA) desires to lease additional Medical Office space in Santa Rosa, California, to meet growth needs of the existing Outpatient Clinic. TENANT:Department of Veterans Affairs (VA). LOCATION: Offered properties must be located within the following delineated area in Santa Rosa, California: To be considered, space must be in an existing building which is located within 500 walkable feet from the intersection of Brickway Boulevard and Airport Boulevard in Santa Rosa, California. LEASE TERM: The lease will be for a term of ten (10) or more years. REQUIRED: VA currently occupies 20,725 net usable square feet of space (NUSF) at the corner of Brickway Blvd and Airport Blvd in Santa Rosa, California, as a community-based outpatient clinic and seeks to occupy an additional 5,750 to 6,325 NUSF of space. VA is conducting a competition for additional space. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on one contiguous floor, and provide between 5,750 and 6,325 NUSF of space. On-site parking for 30 vehicles is desired. A lease for up to twenty (20) years will be considered. Occupancy desired by 6/1/2012 or as soon as possible. Offerors must provide evidence that properties are outside the 100-year flood plain. Brokers or legal representatives submitting property for consideration must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. Respondents are advised that VA assumes no responsibility to award a lease based upon responses to this advertisement. VA staff will conduct a market survey of properties offered for lease.
