Description
FEDBIZZOPS Advertisement for: Morrow County, Oregon; Tele-Medical Outreach Clinical Lease Space SFO# VA-260-11-RP-1231 The Department of Veterans Affairs is seeking approximately 500 - 600 square feet of Tele-Medical Outreach Clinical Medical Space, in the Morrow County, Oregon area. The property shall be located within an area roughly square, described as follows: North Boundary -Columbia River Extended; West Boundary - West City Limits Boardman; South Boundary - Heppner-Ione Extended; & East Boundary - East City limits of Irrigon. Preferably, the space shall be divided into the following estimated areas: a)Provide one (1) nurse reception area of approximately 100 NSF. b)Provide one (1) exam/treatment procedure suite of approximately 170 NSF. c)Provide one (1 exam/lab suite of approximately 170 NSF. d)Provide one (1) soiled room approximately 30 SF e)Provide one (1) LAN/WAN closet/room approximately 30 NSF (for VA provided, VA installed equipment for VoIP system). f)Provide closet ventilation. Closet must be lockable for security with a lock that accepts a Best core. Additional Space Requirements 1.Provide fully sprinkled clinic space with fire alarm system & intrusion alarm w/ motion detectors to VA standards 2.Each office and room will be lockable, have side door light switches, and have relight doors. 3.The nurses' desk(s) will be equipped with a minimum of two (2) wall outlets (quads), two (2) data outlets (quads). 4.All spaces will also be equipped with outlets and cabling for video conferencing equipment. 5.Exam-treatment rooms to be equipped with a minimum of four (4) wall outlets (quads) &, two (2) data outlets (quads).each wall. 6.Male & Female Restrooms to be provided outside of clinic space (e.g. Bldg common restrooms). 7.All rooms require plumbing and fixtures. 8.Janitorial rooms (are assumed to be outside of clinic space) and services to be provided by Owner daily including consumables to VA Standards. Vacuum & spot carpets daily. Clean annually; Walls patch as req'd. paint space ea 4 yrs. 9.Provide one (1) work area/storage room approximately 80 NSF. Provide two (2) power outlets (quad) and one (1) data outlet (quad). Note: This space is optional. 10.Provide one (1) water cooler in Reception area. 11.Provide adequate parking for employees and visitors 9 spaces 10'x26' 2 handicap spaces accessible from both sides & one (1) Reserved 24 hrs/day Government Owned Vehicle (GOV) parking space 12.All improvements to be per VA Standards and Design Guides. 13.Desire All facilities to USGBC LEED -SILVER standards. 14.Building entryway and sidewalks to be ADA compliant. Provide ADA auto-door operator for entry door. 15.All area of medical suite are to have adequate phone, data, and power (to be determined during design). 16.Provide adequate lighting, plumbing, HVAC, power, data, video and phone for leading edge Virtual Medicine clinical spaces. HVAC shall be individually zoned per room and air change shall meet VA & medical standards for air changes per hour per space, occupancy, & use. 17.Provide casework, chair rails, handrail, window shades/blinds, flooring, and carpeting. 18.All door openings shall meet ADA specifications and VA minimum Width of 3'-6'. Entrance door shall be minimum 6070 metal frame with full glass, with security lock system per VA Security Standard. 19.Provide builders' hardware approved for ADA use. Building and office spaces must be lockable and accept Best Lock cores. DOORS FROM Reception - lobby shall have electric strike control from reception and patient room side of doors 20.Preventive maintenance of building existing systems such as HVAC, domestic water heaters, and electric panel boards will be completed prior to occupying the space. 21.Building owner to provide exterior building/lot/marquee signage (building signage shall be designed to meet VA signage standards). VA provided, contractor installed interior signage. 22.Provide carpet, flooring, cove base, paint, and window covering samples to VA interior designer for color selection). 23.Clean entire space prior to VA occupying space. 24.Restrooms (men's and women's) should be conveniently located near the entrance to the space. 25.All interior walls will be insulated to reduce disruptions and maintain a level of confidentiality and privacy. 26.Space may be new or existing. 27.Expansion capability and/or space pocketing is desirable. 28.Clinic patient hours will weekdays from 8:30 AM to 4:30 PM closed weekends and federally observed holidays.. The exact square footage per delineated space/room to be determined. Restroom facilities shall either be contained within the space or shall be readily available within common areas of the building. The space may be either on the first floor or on an upper floor that assessable by elevator. The space must be compliant with the Americans with Disabilities Act. Parking, both handicapped and regular must be readily available. Convenient access to public transportation is a plus. All utilities including gas, electric, water, sewer, shall be included in the lease. Janitorial services to be included in the lease. The duration of the proposed lease shall be a initial firm period of Five (5) years with the potential of an additional Five (5) one (1) year options.
