Description
U.S. GOVERNMENT LAW ENFORCEMENT AGENCY SEEKS TO LEASE 6,650 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE IN BIRMINGHAM, AL AS HEREINAFTER DESCRIBED. Only existing buildings or buildings currently under construction that are a minimum of 25% complete by August 1, 2011 and have a planned substantial completion date before September 1, 2012 will be considered. Space must be located within the delineated area below: DELINEATED AREA: Northern Boundary: Lakeshore Drive Southern Boundary: 1 mile outside of I-459 Eastern Boundary: I-20/I-459 Western Boundary: John Hawkins Parkway (150) Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space can not be located on the entrance floor or the floor immediately above the entrance floor. Space cannot be on the top floor and space is not preferred above the ninth (9 th ) floor. These requirements could be potentially waived should the building have sufficient offset and security enhancements. Contiguous space on the same floor is preferred. On-site parking must meet/or exceed local code and include fifteen (15) structured reserved spaces. The location should be accessible by public transportation. First consideration will be given to buildings specifically located in the Central Business District (CBD) of Birmingham, AL and especially, any buildings located in the Birmingham, AL Historic District or that are on the National Register of Historic Buildings. Space built to Agency specifications must be delivered no later than September 1, 2012. Interview rooms will be required; however detainees will not be held overnight. A rear entrance and non-public elevator or freight elevator is also required. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, FIVE (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Offers that are in the 100-year flood plain will be not be considered. To submit a location for inspection, please forward information by 5:00 PM EDT on September 12, 2011. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9AL2092. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle.
