Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Leesburg Delineated Area: East - State Route 44 (Dixie Ave) to intersection with U.S. 441 South - State Route 44 (Dixie Ave) to U.S. 27, with small jog south at intersection of Dixie and Lake St., continuing west on Medical Plaza Dr, north on Rambo St. back to State Route 44, then on to U.S. 27. Across 27, continue on State Route 44, (Dixie becomes South St.) West - State Route 44/South St. to intersection with West Main St., east on W. Main to County Route 44A north to Talley Rd. North - Talley Rd. to U.S. 441/27, U.S. 441 to State Route 44 (Dixie Ave) Minimum Sq. Ft. (ABOA): 11,518 Maximum Sq. Ft. (ABOA): 11,518 Space Type: Office Parking Spaces (Total): 67 Full Term: 10 Firm Term: 5 Additional Requirements: It is a requirement that overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Preference will be given to blocks of space that allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than 2 feet square. First floor space is preferred. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is/is not] required. Offered space shall not be in the 100 year flood plain.
