- THE DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE LEASED SPACE IN PUEBLO, COLORADO FOR AN OUTPATIENT CLINIC (OPC) VA desires to lease medical office space in Pueblo, CO, to accommodate a 28,743 net usable square foot outpatient clinic. The space must be in an existing building and is preferred to be ground level, must be on no more than two levels of contiguous space, and must be built-out or improved to VA specifications. The building must be zoned for the intended use and provide on-site parking for 162 spaces, 17 of them being van accessible handicapped spaces, or meet local parking code whichever is greater. The lease will be for a term of 15 years firm with one five year option period. The offered lease location must be within a ten (10) mile radius of the intersection of Interstate 25 and US Highway 50 East. Requirements - The space is preferred to be in close proximity to public transportation routes, easily visible and accessible, and relatively proximate to existing medical facilities. Offered properties should reflect proper zoning and potential city approval for the outpatient clinic use, and evidence they are outside the 100 year flood plain. If the offered space is located on more than one floor, a minimum of (2) elevators must be provided. Owners, brokers, and/or legal representatives must provide written evidence of their authority to represent the ownership of the property. Occupancy is required on 31 January 2013. A market survey of offered properties will be conducted by VA. Interested offerors should submit information concerning their properties to Carpenter/Robbins Commercial Real Estate Inc. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING INFORMATION, AS KNOWN OR AVAILABLE. PLEASE NOTE THAT TIME IS OF THE ESSENCE SO PLEASE PROVIDE AS MUCH INFORMATION AS POSSIBLE TO ENABLE VA TO EVALUATE YOUR OFFERED PROPERTY. Site aerials, photographs of building exterior and interior and location map 12. Describe any future development affecting the property including neighboring projects and road/public utility line construction 13. Specific information on ownership and evidence that offeror currently owns and controls the property 14. Environmental issues known to exist on the site and any remediation efforts taken or to-be-taken 15. Provide evidence that the property offered is outside the 100 year flood zone 17.
