- General Services Administration (GSA) seeks to lease the following space: State: Minnesota City: Duluth Delineated Area: City Limits of Duluth, MN. Minimum Sq. Ft. (ABOA): 9,440 Maximum Sq. Ft. (RSF): 11,328 Space Type: Office Parking Spaces (Total): 45 Parking Spaces (Surface): 45 (dedicated unreserved parking spaces) Parking Spaces (Structured): Or 45 structured Parking Spaces (Reserved): 0 Full Term: Ten (10) years Firm Term: Five (5) years Additional Requirements: Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. Legal property description, recent survey, property tax ID number. (PIN) CAD disk or file compatible with autocad 2007 format. Public bus service and a public bus stop must be within ¼ mile of main entrance Columns must be 20 feet apart on center and and space must be contiguous on one floor. Space under consideration should not be "U" or "L" shaped.. In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. Evidence of ownership such as a Warranty Deed in correct ownership entity, or a letter appointing agent as exclusive representative of ownership. Sub leases and land leases are not acceptable. Offered buildings must be within the City limits of Duluth, Minnesota. After an on site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area (such as the CBD) of Duluth, depending on the overall mission of the Government agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. A Phase I environmental report can be required at the discretion of the Contracting Officer at the initial Offering stage. Such report to be conducted by a certified environmental engineering firm acceptable in form and content to the Government.
