Description
A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Fort Worth, TX Delineated Area: North: From the intersection of Montgomery/Camp Bowie Blvd. in an eastbound direction onto W 7th Street then onto N. Forest Blvd. then onto W. Belknap St. to the intersection of W. Belknap/I-35; East: From the intersection of W. Belknap/I-35 in a southbound direction to the intersection of I-35/E. Lancaster; South: From the intersection of I-35/E. Lancaster in a westbound direction to the intersection of W. Lancaster/Montgomery; West: From the intersection of W. Lancaster/Montgomery in a northbound direction to the intersection of Montgomery/Camp Bowie Blvd. Minimum Sq. Ft. (ABOA): 12,000 Maximum Sq. Ft. (ABOA): 17,250 Space Type: Daycare Facility (office+classroom+playground) Parking Spaces (Total): 7 Parking Spaces (Surface): 7 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: • Of the above-mentioned square footage, ~2,500 to 4,500sf must be dedicated to an outdoor or indoor/outdoor playground area. • Offered space must be able to provide an area for passenger drop-off & pick-up located directly outside the offered space. • Contiguous space on no more than two (2) floors is required; of which 75% of offered space must be located on the first floor. • Offered space must comply with agency security requirements. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
