- 1.1.1HVAC Scope Work includes heating, ventilating, air conditioning, steam distribution systems (140# psig and below) and condensate return systems for approximately 100 buildings on Rock Island Arsenal (RIA). The Contractor shall provide all labor, equipment, and materials to perform operations, predictive maintenance, preventive maintenance, repairs, alterations, and minor construction to real property facilities and installed equipment as listed but not limited to Technical Exhibit (TE) 1.0-1(a-g). The Contractor shall assure only qualified technicians operate, maintain, troubleshoot, calibrate, alter, repair, or install HVAC equipment, systems, or components. The Contractor shall perform HVAC tasks IAW the most stringent of Contract Specifications, Manufacturer's recommendations, ASHRAE, ARI, ASME, NEBB, RIA Master Specifications, Installation Design Guide, industry standards and the latest federal, state and city codes or as directed by the COR. The Contractor shall develop an exceptional level of customer service. The Contractor shall provide a Quality Control Program (QCP) to assure customer satisfaction, quality of work, response time, and completion time. The QCP shall also ensure that building space temperature during duty hours and non-duty are within contracted parameters, that job costs are accurate and reasonable, and that energy conservation is managed. The Contractor shall provide for appropriate unscheduled responses to Demand Maintenance Orders (DMOs) and Individual Job Orders (IJOs) from the Work Reception Desk. 1.1.2Chiller Scope The Contractor shall provide all labor, equipment, and material to operate, maintain, repair, modify, and perform minor construction to the chillers, cooling towers and ancillary equipment within and supporting the real property facilities and installed equipment as listed but not limited to TE 1.0-1a. The Contractor shall assure only qualified technicians operate, maintain, troubleshoot, calibrate, alter, repair, or install the chillers, cooling towers and its ancillary equipment, systems, or components. During operation of the chillers, the contractor shall monitor chiller operation both through visual site inspections and DDC system monitoring. Maintenance shall include tasks performed on installed equipment to prevent the failure and ensure proper operation of same to include, but not be limited to, inspecting, testing, documenting, adjusting, lubricating, cleaning, disassembling, assembling, calibrating, recharging, repairing, draining, and filling. The Contractor shall provide for appropriate unscheduled responses to Demand Maintenance Orders (DMOs) and Individual Job Orders (IJOs) from the Work Reception Desk.
