- Delineated Area Map Solicitation for Offers No. 0LA2093 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Lafayette, LA Delineated Area: No further Northwest from 201 Energy Pkwy than Congress St. within the stretch of Congress from Guibeau Rd. (to the southwest) to it's intersection at Foreman Drive, North to its intersection at Eraste Landry Road, East to its intersection at Cajondome Boulevard, south to its intersection at Congress Street, East to its intersection at 2nd St. to the northeast and the stretch of 2nd St. from the intersection at Congress to the intersection of 2nd St. at U.S. Highway 90 (Evangeline Thru-Way) to the northeast. No further Southwest than Camelia Blvd./Camelia Blvd. extension (within the stretch between Congress St. to the northwest and Verot School Road (Hwy. 339) to the southeast. No further Southeast from the present location than Verot School Rd (Hwy 339) between the intersections from Camelia Blvd. ext. to W. Pinhook Rd. The delineated area southeastward from this intersection includes the area bounded by W. Pinhook Rd. to its intersection at Southpark Rd. and then the section of Industrial Rd. from the latter intersection to its intersection to the northeast at U.S. Hwy 90. No further Northeast than U.S. Hwy. 90 between the intersections at Industrial Parkway (to the SE) and 2nd St. (to the northwest). Minimum Sq. Ft. (ABOA): 9,150 USF Space Type: Office Parking Spaces (Total): 54 Parking Spaces (Surface): 54 Parking Spaces (Structured): N/A Parking Spaces (Reserved): Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: N/A Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information: - Building name and address and location of the available space within the building; - Rentable square feet available and expected rental rate per rentable square foot, fully serviced; - ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
