- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Twin Falls Delineated Area: North: South Bank of Snake River; South: E3200 N Road; East: N3400 E Road; West: N2400 E Road; Minimum Sq. Ft. (ABOA): 11,353 ABOA square feet Maximum Sq. Ft. (ABOA): 12,488 ABOA square feet Space Type: Class A Office Space Parking Spaces (Total): Twelve (12) reserved, secure surface parking spaces. One (1) secure parking space for full size bus. Full Term: Twenty (20) years (240 months) Firm Term: Ten (10) years (120 months) Additional Requirements: •· Modular buildings can be considered. •· The building must be setback by a minimum of twenty (20) feet from surrounding roads. •· The space must have day holding cells that total a minimum of 2,000 USF. •· Sally port, level and on-grade is required on premise. •· The building cannot be located in close proximity to residential, educational, religious, law enforcement, or retail facilities as determined by the Government. Space shall allow for slab to slab construction of demising walls and interior office walls. · Tenant requires access to building 24 hours per day, 7 days per week and 365 days per year. The proposed lease space shall be fully serviced. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
