- U.S. GOVERNMENT WANTS TO LEASE SPACE IN BELLE FOURCHE, SOUTH DAKOTA (SFO#8SD2116) REQUIREMENT: General Services Administration (GSA) seeks to lease the following space: State: South Dakota City: Belle Fourche Delineated Area: Offered properties must be located within the city limits of Belle Fourche, South Dakota. Property must be capable of sending and receiving radio transmissions from Terry Peak. The Government shall determine if adequate strength of signal is availble through an on-site inspection. Minimum Sq. Ft. (ABOA): 9,315 (5,715 ABOA SF office space, 3,600 ABOA SF warehouse space) Maximum Sq. Ft. (RSF): 10,250 Space Type: Office/Warehouse/Wareyard Parking Spaces (Total): 76 Parking Spaces (Surface): 56 Parking Spaces (Structured): 20 Parking Spaces (Reserved): Full Term: 20 years Firm Term: 15 years Option Term: Additional Requirements: Site must have underground city utilities. The space will consist of approximately 5,715 ABOA square feet of office space, 3,600 ABOA square feet of warehouse space and 32,000 square feet of wareyard space. 29 on site parking spaces for employees and 10 on site parking spaces for visitors. An additional, 37 secured parking spaces within wareyard, of which 20 shall be in an enclosed parking structure. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative.
