Description
The US Government is interested in leasing for a term of Five (5) years, Three (3) years firm approximately 23,500 Rentable Square Feet, to yield a miniumum of 19,915 ANSI/BOMA Usable Square Feet of office area (ABOA) and a maximum of 20,310 ABOA in Chicago, Illinois. The office space to be provided must be contiguous and located on a single floor in a Class A or B building rated 75 or higher by Energy Star and within the following delineated area: North: Wacker Drive West: Wacker Drive South: Congress Avenue East: Michigan Avenue All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire/ Life Safety and ABAAS accessibility standards. The property must be located outside the 100-year flood plain. The Government is interested in considering alternate space if economically advantageous to the Government. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. The General Services Administration will not use tenant brokers to represent the Government in lease negotiations for this procurement. Brokers or agents may represent a prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence from the building's ownership that they are authorized to represent the building's ownership.
