- VETERANS AFFAIRS SEEKING OFFICE SPACE IN PHOENIX, ARIZONA The Department of Veterans Affairs is interested in leasing sufficient rentable square feet to yield 4,870 ANSI/BOMA (AOBA) square feet (formerly usable square feet USF) in Phoenix, Arizona for use as office space for Readjustment Counseling Services (VET) Center, available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant, and can be provided by modification of existing space or new construction. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). On-site parking for twenty five (25) to thirty (30) vehicles is required, two (2) have to be designated as Disabled/Handicapped and one (1) space for Government vehicle at no additional cost. This will be a full service [gross] lease with a lease term for ten (10) years base term, with a five (5) year firm term. Any existing building must meet all current federal seismic criteria. Space within or fronting on the following boundaries will be considered: South of Bell Road, North of Osborn Rd, West of 32nd Street, and East of I-17 freeway. The proposed space must also be on a major bus route or within an area served by handicapped transportation companies. The proposed space must be on the first floor of an existing professional building. A market survey of properties offered for lease will be conducted by VA. Expressions of Interest must be submitted to the above address by 4:30 PM AZT on Friday December 02, 2011 and must include the following information: *Building name and address and location of the available space within the building, to include detailed pictures of the subject property. *Rentable square feet available and expected rental rate per rentable square foot, fully serviced. *Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. *Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. *Date of space availability. *Method of rentable space measurement. *Building ownership information. *Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). *Energy efficiency and renewable energy features existing within the building. *List of building services provided. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. All interested parties will submit a request for the solicitation in writing to the attention of Mr. Tochi Aniche at the above address. Interested offerors should submit three (2) copies of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
