Description
DEPARTMENT OF VETERANS AFFAIRS SEEKS EXPRESSIONS OF INTEREST FOR LEASED SPACE The U. S. Department of Veterans Affairs (VA) seeks to lease approximately 25,590 BOMA usable square feet of contiguous space for the Health Services Research & Development Center of Excellence. The offered space shall be contiguous and located on one or no more than two elevator-served floors. The lease term shall be a firm term of five (5) years with five (5) one-year options. A minimum of 190 parking spaces is required in the general area. Properties must be located within the delineated area described below: Delineated Area: Starting at the western terminus of Michigan-14, proceed northeast on M-14; proceed on M-14 as it travels parallel to U.S. 23; continue on M-14/U.S. 23 and at exit 42 proceed south on U.S. 23; at exit 35 proceed west on Interstate 94; continue west on I-94 until it intersects with the terminus of M-14 at exit 171. Existing buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and Local codes and regulations, as well as VA seismic standards, at the time of occupancy. Guidelines will be provided during the Solicitation for Offers process. Expressions of interest must be submitted in writing and should include: building name, address, and age; total rentable and usable (ANSI/BOMA) square footage offered; date of space availability to commence tenant improvements; evidence that property lies outside the 100-year flood plain; proximity to public transportation and commercial services such as restaurants, banks, drugstores. Interested offerors (owners, brokers, or their legal representatives) should submit electronically the above requested information to VA ™s broker, Studley, Inc., tmazzucca@studley.com and jrayfield@studley.com for this requirement, no later than December 7, 2011 at 4:00 PM EST. Respondents are advised that the VA assumes no responsibility to award a Lease based upon responses to this advertisement and the Government will pay no more than the appraised fair market rental value for space.
