Description
City Limits of Morgantown, WV - Delineated Area Map A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Morgantown, WV Delineated Area: The City Limits of Morgantown, WV. See attached map Minimum Sq. Ft. (ABOA): 18,083 Maximum Sq. Ft. (ABOA): 19,891 Space Type: Office Parking Spaces (Total): Employee and visitor parking should adhere to local zoning code for parking spaces required per square foot of office space. Exterior parking area should have a minimum illumination of 1 foot-candle. Parking for the disabled must be located within the same block. Parking Spaces (Reserved): Two on site Public Transportation: Public transportation must be located within two blocks. This public transit must service the offered location at least every hour between 7:00am-6:00pm (except weekends and federal holidays). Full Term: Ten (10) years Firm Term: Five (5) years Option Term: Renewal option(s) may be requested. Additional Requirements: The approximately 18,083 usf should be offered in two separate suites comprised of approximately 13,235 usf and approximately 4,848 usf. The suite offering approximately 13,235 usf should not be located on the first floor. Columns must be located no less than 20 feet from any wall or other column. The spaces must be contiguous, space cannot be twice as long as it is wide, and minimum of two elevators or acceptable alternatives if space is above first floor. Subleases will not be considered. The offered space must be fully serviced to include operating expenses and property taxes. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in a 100-year floodplain. Space offered must have potential for efficient layout and be ready for occupancy by the 1st quarter of 2014. B. Projected Dates. Expressions of Interest Due: December 2, 2011 Market Survey (Estimated): Late November or Early December 2011 Offers Due: TBD Occupancy (Estimated): 1Q 2014 C. Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Friday, December 2, 2011. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications. D.
