The space offered must be on no more than two (2) contiguous floors, with a minimum of one (1) elevator if a multi-story building is offered, contiguous with an open floor plan, and can be provided by modification of existing space. First floor space is preferred. The building must be constructed of masonry or concrete. A total of 96 parking spaces are required. An on-site parking lot must accommodate a minimum of 50 dedicated, standard sized, parking spaces, with the remaining spaces located no more than three blocks away from the building. A minimum of 10% of these spaces must be in compliance with American with Disabilities Act (ADA) standards, plus any additional parking required by code. The building and parking area must be fully accessible, meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Property owners/developers must provide written proof of ownership or non-contingent control of the property and parking being offered at the time of the initial response to the Solicitation for Offers (SFO). Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. The following information shall be provided along with the expression of interest: (1)Site plan depicting the building (2)Block or floor plan of space proposed for offer (3)Identification on site plan demonstrating location of parking to be dedicated for VA ™s use (4)Ingress/egress to street(s) (5)Evidence of proper zoning for medical use (6)Evidence that the property lies outside the 100-year floodplain For further information concerning the requirement, please e-mail Mr. Garland Gill, Jr., at ggill@isiwdc.com. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 5 years firm as a full service lease, five option years.
