- U.S. GOVERNMENT Project # 0AK2051 General Services Administration (GSA) seeks Expressions of Interest to lease the following space: State: Alaska City: Anchorage Delineated Area: North: Port of Anchorage-North Post Road West: Minnesota Drive South: O'Malley Drive East: Lake Otis Parkway, Boniface Parkway, including Alaska Pacific University Campus Minimum Sq. Ft. (ABOA): 75,000 SF Maximum Sq. Ft. (ABOA): 83,500 SF Space Type: General Office, including lab and storage Parking Spaces (Total): 29; see Additional Requirements Parking Spaces (Surface): 29 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 24 Government vehicles; 5 Visitor spaces Full Term: Five (5) years Firm Term: Two (2) years Option Term: None Additional Requirements: Offered space must be contiguous, and will contain approximately 2,583 SF of wet lab and 6,027 SF of dry lab to be located on ground level. Storage requires loading dock and large truck access. Several government vehicles are oversized and require on-site or close proximity parking. In addition to the Reserved Parking, access to 311 public parking spaces must be commercially available within a two (2) block walkable distance of the offered space. The Government currently occupies space at 1011 E. Tudor Road, Anchorage, AK. The lease expires of November 21, 2012. Because of the limited amount of time to complete a long term procurement, the Government intends to award a succeeding lease using Other Than Full and Open Competition. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification. In order to meet agency mission and occupancy requirements for a long term lease, a full and open procurement will be conducted at a later date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100-year flood plain.
