Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Moss Point Delineated Area: o North : Begin at the intersection of HWY 613 and Old Saracennia Road; turn right heading east on Old Saracennia Road; turn right heading south on HWY 63 o East : Continue south on HWY 63; turn right on Short Cut Road heading southwest. o South : Continue southwest on Short Cut Road and bear slight right to continue west on Jefferson Ave; continue across HWY 613 and continue west on Jefferson Ave; turn right heading north on River Road. o West : Continue north on River Road as it turns into Griffin Street; turn right on Dantzler Ave heading east; turn left on HWY 613 heading north and continue to starting point at intersection of HWY 613 and Old Saracennia Road. First consideration will be given to historic properties and locations within the Central Business Area (CBA) of Moss Point, MS. If none are available, non-historic properties will be considered in the CBA. All others within the expanded delineated area described above will be considered if adequate competition is not found in the CBA. The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. The space should not be located within the immediate vicinity of railroad tracks. Space should be Class A, professional quality office space. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. Brokers or agents may represent the property owner, but written authorization from the owner is required. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
