Description
DESCRIPTION The United States Government is seeking to lease Class A office space for a high security administrative office in Norwalk, CA. The space will consist of one contiguous floor with a minimum/maximum of 36,273/ 36,252 Usable Square Feet (USF) and 41,690/ 42,903 Rentable Square Feet (RSF) and 156 (controlled access only) structured parking spaces for a high security administrative office user. For security reasons the proposed space must not be on the top floor of the building, or on the ground floor of the street side of the building. First (1st) floor will be considered if no space is available or deemed appropriate by agency, however second floor or higher is preferred/required. The lease must be "Fully Service" including supplies and utilities. The location must not be in the immediate vicinity of any potential environment threats, such as fuel storage areas, chemical manufacturing facilities, etc. Additional mission requirements include access controlled security within the specified leased space, 20 ft stand-off from curb to façade of the building, slab to slab partitions with z-shaped acoustical air ducts, floor load must support an additional 1000 pounds of storage materials, alarm controlled, CCTV, cable trays not to exceed 30 feet, shatter-resistant material applied onto interior windows, man bar barrier for duct work with a cross sectional area greater than 96 square inches, and roof antenna. Space exclusions: No existing, future ceiling, floor slab or demising wall penetrations into the specified leased space without approval. All power must feed from wall or overhead (floor mounts are not permitted), conduit is not to be used as a ground, crawl space below or attic areas above the space will not be considered, any louvers, transoms, and sidelights will not be acceptable in perimeter walls or doors, skylights are not acceptable and must be removed or secured, and all wiring not serving the specified tenant user must be removed or rerouted. Co-location conflicts: The building cannot contain the Public Defenders, US Customs/INS, Social Security Services, Probation Offices, or similar tenant users. DELINEATED AREA The space will be located within the Central Business District of Norwalk, CA. REQUIRED All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. LEASE TERM Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals):  Building name/address and age  Location of space in the building and date of availability  One-eighth inch scale drawing of space offered  ANSI/BOMA defined general office usable square feet ("USF")  Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance per rentable square foot.  Location and number of parking spaces available to the Government  Date building will be ready for commencement of tenant improvements  Name, address, telephone number, and email address of authorized contact Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the Offeror has legal authority to provide information on the property.
