Expressions of Interest Due 30 December 2011 Market Survey (Estimated): 20 January 2011 Offers Due: 1 March 2012 Occupancy (Estimated): 31 July 2012 General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Lake Charles Delineated Area: North I-10 West: Big Lake Road (384) South: W Gauthier Rd East: E Ward Line Rd Minimum Sq. Ft. (ABOA): 8,600 Maximum Sq. Ft. (ABOA): 9,890 Space Type: Office Parking Spaces (Total): 51 Parking Spaces (Surface): 40 Parking Spaces (Structured): 0 Parking Spaces (Secured): 7 spaces secured within a fence Parking Spaces (Reserved): 4 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have potential for an efficient layout. Ideal space would be contiguous and on one level, but a maximum of 2 levels could be an option as long as the space stills provides an efficient layout. - Space should be located in a professional office setting and shall not be located in the vicinity of residential areas, schools, parks or churches. - The Government requires a fully serviced lease, inclusive of 56 reserved parking spaces. Total offered parking at the property must meet the more stringent of local code or SFO specifications. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
