- Original Synopsis Description: The U.S. Army Corps of Engineers - Seattle District, intends to issue a solicitation for major repair of the American Lake Community Center, Bldg 8085, located on North Fort Lewis, Joint Base Lewis-McChord, WA. The NAICS code for this project is 236220 with a small business size standard of $33,500,000. The FSC is Z162. This is a total small business set-aside. The successful contractor shall provide all labor, materials, tools, and equipment necessary to affect major repairs to this 36,502 square foot structure, originally built in 1970 as a Non-Commissioned Officers Open Mess. The building consists of a 30,401 square foot main level with a 6,100 square foot lower level and is constructed of slab on grade (except at the lower level ceiling), concrete floors, tilt-up concrete wall systems and a low slope roof on steel beam and column and metal bar joists. The floor system over the lower level is cast-in-place concrete composite beam/slab. This project provides for an extensive interior demolition and remodel of all existing failed and/or failing systems as well as extensive ADA code compliance upgrades. Major work will include ACM and LbP abatement, replacement of lighting, power and communication systems, addition of mass notification system, replacement of the fire suppression system, replacement of interior doors, frames and movable walls, replacement of existing storefront window systems, new automatic entry system and new architectural finishes (paint, flooring, ceilings) throughout. This project will be constructed to achieve LEED Certification from the U. S. Green Building Council. The Government intends to award a single firm-fixed price construction contract resulting from this solicitation. The magnitude of construction for this project is more than $10,000,000. The solicitation package will be posted to Federal Business Opportunities on or about 25 July 2011. Pre-proposal conference/site visit will be announced in the solicitation.
