Map of Delineated Area Expressions of Interest Due: January 3, 2012 Occupancy (No Later Than): September 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: South Brunswick Delineated Area: Beginning at the intersection of W Grand St and Elmora Ave, Southeast on Elmora Ave to S Elmora Ave. Continue to the intersection of S Elmora Ave and Bayway Circle, around the Southwest perimeter of Bayway Circle to the intersection of Bayway Circle and Bayway Ave. Continues Southeast on Bayway Ave to Interstate 278. Southeast on Interstate 278 to State Route 440. South-Southwest on State Route 440 until N Bridge St. West on N Bridge St to Outer Bridge Crossing N, West on Outer Bridge Crossing N to State Route 35. South on Route 35 to US Route 9. Continue generally South on US Route 9 until State Route 33, West along Route 33 to Franklin St/State Route 33 to the intersection of Franklin St/State Route 33 and N Main St. South on N Main St to Stockton St. West on Stockton St, continue West along State Route 571/Princeton Hightstown Rd. Continue along State Route 571/Princeton Hightstown Rd to Washington Rd to Nassau St, Southwest on Nassau St, then Northwest along US Route 206, continue generally North along US Route 206 to Washington St, East along Washington St to Canal Rd. Generally North along Canal Rd to Amwell Rd, then East along Amwell Rd to Mettlers Rd, continue North along Mettlers Rd to Weston Rd. Approximately 275,000 Rentable Square Feet (‘RSF') yielding a minimum of 249,000 Usable Square Feet of Industrial Space (‘Industrial USF') to a maximum of 270,000 Industrial USF plus approximately 5,000 ANSI/BOMA Office Area Square Feet (‘ABOA SF'). The lease term shall be for a total of 15 years, 10 years firm. The industrial space must be able to accommodate 38' clear ceilings. The Government requires sole tenancy of a building. If a building larger than the requirement is offered, the entire facility must be available for the Government's use and occupancy. Any space above the requirement must be offered at no additional cost to the Government. A minimum of 12 docking bays at truck level is required. Automatic dock leveling plates are required. Docks must be able to accommodate tractor trailers of 53' in length. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Date the space will be available. • One-eighth inch scale AutoCAD drawing of space offered. • Industrial USF and ABOA SF. • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • Name of ownership entity and, if applicable, parent company. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
