- Solicitation for Offers No. GS-05B-18901 December 19, 2011 Lease Summary A. Statement of Requirements. The U.S. Government currently occupies office and related space in a building under lease in Lisle, Illinois that will be expiring. City, State: Lisle, Illinois Delineated Area: Offered buildings must be located within the city limits of Lisle, Illinois. Minimum Sq. Ft. (ABOA): 71,750 ABOA SF Maximum Sq. Ft. (ABOA): 73,900 ABOA SF Rentable Sq. Ft. (RSF): 79,400 RSF - 81,800 RSF Space Type: OFFICE Parking Spaces (Total): 1 on-site structured parking space Parking Spaces (Surface): On-site parking in accordance with local codes, at a minimum of 3 spaces per 1,000 RSF leased Parking Spaces (Structured): 1 on-site structured parking space Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must be contiguous, located on adjacent floors, and have the potential for an efficient layout. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Subleases will not be considered. Offered space must meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals (RLP). The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. B. Projected Dates.
