- Description
- The Pension Benefit Guaranty Corporation (PBGC), a U.S. Government agency, currently occupies 10,902 rentable square feet (RSF) of office space and 1,700 rentable square feet (RSF) of storage space in Coraopolis Pennsylvania, under a lease which will expire September 30, 2012. The PBGC intends to negotiate a lease for approximately 10,902 RSF of office space and 1,700 RSF of storage space for use by the tenant for personal furnishings and equipment. Note: The 1,700 RSF of storage space does not have to be within the office space however, must be within close proximity. The space must meet the American with Disabilities Act accessibility Code 36 CFR Part 36, App. A, all Fire Protection and Life Safety, and OSHA requirements. The rentable space may include a share of building support/common areas such as elevator lobbies, building corridors, and floor service areas. Floor service areas include restrooms, janitor rooms, telephone closets, electrical closets, and mechanical rooms. Also, parking shall be available to accommodate four (4) spaces per 1,000 SF. In determining whether the space is economically advantageous the government will consider the cost of moving, telecommunications and alterations. Offered properties must be located in the Greater Pittsburg area within the following delineated area: Parkway West submarket. The PBGC requires a Five (5) year lease term with the option to terminate the lease at any time after the 24th month of the lease term. The following information must be submitted: (1) Building name and address, (2) full service rental rate per rentable square foot for the firm term and for each option term, (3) estimated operating costs per rentable square foot, (4) one letter-size floor plan showing the offered space and potential expansion space.
