- U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR A LEASE REQUIREMENT OF APPROXIMATELY 3,983 RENTABLE SQUARE FEET (YIELDING AT LEAST 3,464 USABLE SQUARE FEET) OF SPACE IN HOULTON, MAINE DESCRIPTION: U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 3,983 RSF (YIELDING AT LEAST 3,464 USABLE SQUARE FEET) OF MIXED USE SPACE AND 6 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. THE SPACE WILL BE MADE UP OF OFFICE, WORKSHOP AND CONTIGUOUS HEATED GARAGE SPACE TO MEET THE FOLLOWING REQUIREMENTS: • 1,864 usable square feet of office and related space. • 400 usable square feet of workshop space. • 1,200 usable square feet of contiguous, heated garage space. State:Maine City:Houlton Delineated Area: A six (6) mile radius from Houlton, Maine Sq. Ft. (ABOA):3,464 Sq. Ft. (RENTABLE): 3,983 Space Type: Office, Workshop, Garage Parking Spaces (Total):6 Parking Spaces (Surface): 6 Parking Spaces (Reserved): 6 Full Term: 10 Firm Term: 5 Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Must be a direct lease, or if not a direct lease, then a letter from ownership willing to enter into a direct lease with the Government within the parameters of this lease project. Expressions of Interest Due: 01/05/2012 Market Survey (Estimated): 02/01/2012 Offers Due: 06/01/2012 Occupancy (Estimated): 03/01/2013 LEASE TERM: Ten (10) years, five (5) years firm. Space shall be ready for occupancy no later than March 1, 2013. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN 5:00 PM (EST) ON January 5, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Legal description. 3)Drawing of space offered. 4)Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 5)ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any including the amortization rate. 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Number of parking spaces available on or near the premises and the approximate cost. 8)Name, address, telephone number, and email address of individual to be contacted. 9)List of building services provided Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
