Ft. (ABOA): 15,750 Maximum Sq. Ft. (ABOA): 16,000 Space Type: Office & Warehouse Parking Spaces (Total): 38 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 5 years Firm Term: 3 years Option Term: None Additional Requirements: Must be contiguous space Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is/is not] required. Offered space shall not be in the 100 year flood plain. The Government will consider relocation if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. LOCATION: Space must be located within the following boundaries: North: Pines Boulevard (SR 820), South: Florida Turnpike (SR 821), East: Palm Avenue (aka NW 47 Avenue or SR 847), West: I-75 (SR 93) REQUIRED : The Government requires a total of 15,750 usable square feet of space. The space must be contiguous, located preferably above the ground floor, no lower than second floor. All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. TERM: The lease term will be 5 years, 3 year firm. Occupancy is desired no later than December 15, 2012. OWNERS & AGENTS: To submit a location for inspection, contact this office by January 6, 2012. Owners and Exclusive Agents only.
