- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Kansas City Delineated Area: North: I-435 South: (From East to West) Follow I-35 to I-29 to Route 45 East: I-435 West: I-435 Minimum Sq. Ft. (ABOA): 24,429 ABOA Maximum Sq. Ft. (ABOA): 25,650 ABOA Space Type: • Office • Office-flex • Retail Parking Spaces (Total): • Seven (7) Reserved Surface Parking Spaces. • 145 Commercially available or within a walkable ¼ mile (for employees and visitors). Full Term: Fifteen (15) Years (180 Months) Firm Term: Ten (10) Years (120 Months) Option Term: None Additional Requirements: • At a minimum, this project shall obtain LEED Certification for Commercial Interiors (LEED-CI). • Offered Space must be in close proximity to public transportation. A commuter rail, light rail or bus stop shall be located within the immediate vicinity of the building; but, not generally exceeding a walkable ½ mile. • A loading area with double doors or an overhead door must be available in the building which the space is offered for the handling of pallet sized loads. The loading area is not required to be above grade. • The public entrance to the building must be located at least 300 walkable feet from schools (K-12). • Offered space must be above grade and may be provided on one (1) or two (2) levels. If two (2) levels are provided, the offered space must be contiguous. If neither floor contains more than 14,578 to accommodate the public functions on a single floor, secure vertical circulation must be provided via elevator(s) and stair(s) between the proposed levels. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain. Expressions of Interest are a critical factor in the procurement process because they, collectively, are the initial component of the Government's required market research activities. Expressions of Interest should be received by 5:00 p.m. CST, Tuesday, January 31, 2012. Expressions of Interest received after this date, at the discretion of the Contracting Officer, may not receive further consideration unless it is determined that further consideration would be in the best interest of the Government.
