- This project will involve the design and construction of the upgrade to the existing fitness center Building 301, to improve the conditions and environment for MWR patrons, through efficient re-utilization of the existing facility and achieve LEED silver certification. The new configuration of spaces includes the relocation of the primary entrance to the opposite side of the existing main entrance. The complete removal of the aerobics addition with the exception of the existing foundation systems that will remain for reuse to construct a new 2 story steel framed metal sided structure that will house the new reception and entrance area, and a new office area. A new storage and laundry area will be located at the existing office area. The existing racquetball structure will remain, but the court will be reconstructed 180 degrees to allow for a new glass spectator wall adjacent to the new reception area. All of the exterior metal siding will remain for reuse, but associated insulation, will be removed and disposed of and replaced with a new insulation system. Roof- The project shall include producing all required design documents, engineering and all materials, tools, labor, etc, required to restore any deficiencies in the existing metal roof systems, not limited to the existing seams, flashings, insulation, fasteners. Masonry & Concrete- a new topping slab in the equipment area that will be poured over the existing concrete slab, and allow the electrical conduit and outlets to be flush with the floor surface. Hazardous Material- During the design process, accomplish a thorough, detailed hazardous material survey of all surfaces in the project area (encompassing areas addressed by both the Base Bid and Bid Options if applicable) to include all roof components, existing edge copings, and related items that may be affected by the work. Destructive testing is permitted on a case-by-case basis, as approved by the Contracting Officer. Survey and test for asbestos, lead, PCB ™s, and other suspected hazardous materials, including bird guano, which might be present that could affect the renovation or demolition work associated with the Base Bid and Bid Options if applicable. All paint is assumed to contain lead and shall be abated according to the specification. Submit the results of the hazardous material survey and testing in a Hazardous Material Report for Government review prior to the 50% design submission. Perform the abatement of all affected, required items as summarized in the Hazardous Material Report in accordance with all applicable codes. A separate Abatement Plan shall be prepared by a certified Industrial Hygienist and submitted to the Government for approval.
