General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Raleigh/Cary Delineated Area: North : Aviation Parkway and I-40 following I-40 to I-40 and Hwy 64. East : I-40 and Hwy 64 south to NC 42. South : I-40 and NC 42 west to Highway 55, north to 401, west to Highway 55/Broad Street West : NC 55 and 55 Bypass west to Holly Springs New Hill Road to Friendship Road to New Hill Holleman Road (crossing Highway 1) to New Hill Olive Chapel Road to Highway 64 east to Highway 1 to Kildare Farm Road to Dry Avenue, west along Dry to S Harrison, north along Harrison, to Chapel Hill Road to Aviation Parkway to I-40. Minimum Sq. Ft. (ABOA): 19,841 Space Type: Office and Related Space Parking Spaces: 65 (Surface, On-Site, Secure) Full Term: 15 (Fifteen) years Firm Term: 10 (Ten) years Additional Requirements: • Space will be utilized for law enforcement. • Buildings will not be considered that are located within a 500 linear-foot radius, measured from the proposed building center to the property line of any of the following: schools, daycare centers, residential zoning/concentration, hotels, or other areas of civilian activity or vulnerability. • Offered property must be located in a professional, Class "A" office setting • Ground floor space is preferred • Only existing buildings will be taken into consideration The offered location shall be easily accessible by main thoroughfare but inconspicuous or discreet to public and traffic. Preference will be given to locations that are within short driving distance to concessions and other professional business offerings. The following additional special requirements will also apply for this solicitation: • If offering is a multi-floor building, a minimum of 5,000 square feet of ground floor space is necessary for detainee processing. • Proposed building and site layout must have the ability to provide or construct an enclosed, secure "sally port", used for detainee transportation. Sally port must have dedicated entrance into ground floor space (mentioned in the above bullet point), and must be able to accommodate 45' bus with adequate entrance/exit and turn radius. • If offering is a multi-tenant building, a dedicated elevator is required for agency use. • Space must be in contiguous layout, and on contiguous floors, if offering is multi-floor. • A minimum of 20' setback measured from building façade to any point of vehicular access is required and shall have the ability to secure with physical restraints such as bollards, fences or walls. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
