Description
The U.S. Government is seeking to lease 11,045 ANSI/BOMA Office Area square feet of contiguous office space with 3 reserved parking spaces in Glendale, CA. One large contiguous space is required. The requested space will serve as a Field Office for the Social Security Administration. The space must be located within the following boundaries: North: Glenoaks Blvd. South: W. Chevy Chase Drive / Verdugo Road East: Verdugo Road/ E. Chevy Chase Drive West: Pacific Avenue REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall not be located within the 100-year flood plain. The location must not be in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities". Examples of hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. Common area facilities require: Chilled-water drinking fountains must be installed adjacent to both the employee and public restrooms. Public restrooms must be located near the public entrance to the space or from a public corridor without requiring access to the employee's work area. Employee restrooms will be for the building tenants only and will be locked with key access only. ADA compliance and ADA accessible to all building areas including leased space. Elevator service is to consist of a minimum of two accessible elevators that serve the office. One of these elevators may serve as a freight elevator. Exclusive elevator access for SSA only is preferred. Leased space: Reception area is to have at least 6 air changes per hour, 20% fresh air circulation, and separately zoned. The space provided cannot have a length to width ratio greater than 2 to 1 and columns must be at least 20 feet from any interior wall and from each other, and be no more than two (2) feet square. Lease term is 15 years with 10 years firm. OCCUPANCY DATE: The occupancy date should be on or before October 1, 2012. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals):  Building name/address and age  Location of space in the building and date of availability  One-eighth inch scale drawing of space offered  ANSI/BOMA defined general office usable square feet ("USF")  Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance per rentable square foot.  Location and number of parking spaces available to the Government  Date building will be ready for commencement of tenant improvements  Name, address, telephone number, and email address of authorized contact Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property.
