- The Government currently occupies office and related space in a building under lease in Houston, Texas that will be expiring and seeks expressions of interest to relocate. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. State: Texas City: Houston Delineated Area: North: Sam Houston Tollway East: I-45 South: West Park Tollway and 610 West: Sam Houston Tollway Minimum Sq. Ft. (ABOA): REVISED: 132,995 Maximum Sq. Ft. (ABOA): Space Type: Office Parking Spaces (Total): REVISED: Minimum of 342 total parking spaces Parking Spaces (Surface): Parking Spaces (Structured): REVISED: Minimum of 292 must be structured Parking Spaces (Reserved): Minimum of 50 must be reserved Full Term: 15 years Firm Term: 10 years Option Term: None The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •1. Building name/address and the location of available space within the building; •2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; •3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); •4. Date of space availability; •5. Building ownership information; •6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •7. Energy Efficiency and renewable energy features existing within the building; •8. List of building Services provided. •9. One-eighth inch scale drawing of space offered. •10. Name, address, telephone number, and email address of authorized contact. •11. Permission to represent multiple owners for the same submission.
