- Advertisement with Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: California City: Corona Delineated Area: North: Buchanan St. then down the 91 to McKinley/Hidden Valley within the Corona City limits. South: Magnolia where Main Street and Magnolia meet and back down to Ontario Ave West: Main Street East: 15 Freeway to Magnolia and Magnolia to El Camino Ave to 6 th Street. West on 6 th St. to Radio Road and Radio Road to Sampson Ave. Minimum Sq. Ft. (ABOA): 11,200 Maximum Sq. Ft. (ABOA): 11,760 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 3 Full Term: 20 Firm Term: 10 Option Term: N/A Additional Requirements: Additional Requirements (Con't): Additional Requirements (Con't): Space shall be located in a prime commercial office district with attractive, prestigious, and professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well maintained. Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. Visitor Parking: Per City Code, The parking-to-square-foot ratio available on‑site shall at least meet current local code requirements, or in the absence of a local code requirement, on‑site parking shall be available at a ratio of one (1) space for every 250 RSF of Government-demised area. Three (3) reserved, off-street parking space(s) is/are required for carpools, employees with disabilities, and in and out parking for program purposes. This parking must be paved, striped and graded for proper drainage. This parking must be lighted and shall be located on-site. Where on-site parking is not available, parking for the disabled must be located within the same block. First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. The space shall have at least one separate employee entrance providing ingress without going through the reception area. A variety of inexpensive or moderately priced fast-food and/or eat-in restaurants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile of the employee entrance of the offered building. Other employee services, such as retail shops, cleaners, and banks, shall also be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile of the employee entrance of the offered building. A commuter rail, light rail, or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile. Alternatively, two or more public or campus bus lines usable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile. Amenities must be existing or the Offeror must demonstrate to the Government's reasonable satisfaction (i.e., through evidence of signed leases, construction contracts, etc.) that such amenities will exist by the Government's required occupancy date. The location must be ABAAS compliant, including (ABAAS, 206.2.1, Site Arrival Points): "At least one accessible route shall be provided within the site from accessible parking spaces and accessible passenger loading zones; public streets and sidewalks; and public transportation stops to the accessible building or facility entrance they serve." Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is] required.
