- Delineated Area Map REQUIREMENT: The United States Department of Agriculture, Farm Service Agency, currently occupies office and related space in a building under lease in Woodstock, Illinois. The Government is interested in leasing approximately 4,375 contiguous rentable square feet of Class A office space together with 31, on-site, paved parking spaces. The rentable space must yield a minimum of 3,800 usable square feet (USF). The lease term requirement is a maximum of 10 years not to exceed 09/30/2022. The space must be available for occupancy three (3) months after award. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant availability of alternate space that potentially can satisfy USDA's requirements, as well as costs to be incurred through relocating, such as physical move costs, replication of tenants improvements and telecommunications infrastructure, and non-productive agency downtime. The delineated area for the McHenry/Lake County USDA Service Center, Woodstock, Illinois is within or fronting the following boundaries: -North: beginning at the intersection of Lamb Road and Charles Road, head East to the intersection of Charles and Route 47. -East: beginning at the intersection of Charles and Rt. 47, head South to the intersection of Rt. 47 and Route 14. -South: beginning at the intersection of Rt. 47 and Rt. 14, head Northwest to the intersection of Rt. 14 and Washington Street. -West: beginning at the intersection of Rt. 4 and Washington, head East to Lamb Road then head North to the intersection of Lamb and Charles Road. TERM: The term of the lease will be 10 years not to exceed 09/30/2022. OCCUPANCY: Space should be ready for occupancy within three (3) months of lease award. OTHER: Submission by other than the owner of manager of a property must be accompanied by a letter for ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of the owner. 1.
