X -- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 13,835 RSF (YIELDING BETWEEN 11,457 AND 12,030 ABOA SF) OF OFFICE SPACE IN UPPER MANHATTAN, NY The U.S. Government is interested in leasing approximately 13,835 rentable square feet (yielding between 11,457 and 12,030 ANSI/BOMA Office Area square feet) of contiguous office space. Space on a single floor is preferred. Space on no more than 2 contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. Space should be Class A, professional quality office space. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. LEASE TERM: Ten (10) Years, ten (10) years firm term. DELINEATED AREA: New York, NY as described by the area below: Northern Boundary:218th Street Eastern Boundary:Amsterdam Avenue/10th Avenue Southern Boundary:Audubon Terrace Western Boundary:Riverside Drive/Broadway EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN April 20, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Legal description 3)One-eighth inch scale drawing of space offered. 4)ANSI/BOMA defined Office Area Square Feet 5)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
