- Lease Term Five (5) Years, Twenty-four months (24) months firm DELINEATED AREA: City of New Orleans REQUIREMENT: The U.S. Government currently occupies office and related use space in a leased building in New Orleans, Louisiana that will expire in December 2014. The Government requires office and related space yielding a minimum of 30,000 ANSI/BOA square feet to a maximum of 35,000 ABOA fully serviced space. Of the total square feet, approximately 25,000 is for office space and the balance is conditioned storage/warehouse. The space will be occupied by the Department of Homeland Security. Other applicable requirements include the following features: · Parking - One hundred (100) on-site, designated and secure parking spaces · Building – must be located in a prime area with well maintained professional surroundings, and one that meets all current Federal, State, and local codes including but not limited to accessibility, OSHA, fire and life safety. Preference is for a stand-alone multi-story facility for sole tenancy with a minimum floor plate of size of 11,000 square feet · Loading dock access with roll-up door · Limited entrances/exits for security · Ideal facility will include existing electronic surveillance system, conference/training rooms, IT server room with CAT 5 or better wiring · Proximity of regularly scheduled public transportation and adequate eating facilities The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunications infrastructure. SUBMISSION REQUIREMENTS: On or before 4:30 CST, May 18, 2012 Expressions of interest must be submitted in writing; at a minimum shall include the following information: 1) Building name/address 2) Name of owner and contact information (address, telephone and email) 3) In cases where an agent is representing an owner, then a written authorization from the owner must be included. In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission must be included 4) Legal property description 5) Location of space in the building and date it will be available 6) One-eighth inch scale drawing of space offered 7) ANSI/BOMA defined office area (ABOA) square feet 8) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. If parking is not included in the rental rate, provide cost per parking space per month 9) Common Area Factor used to determine the RSF AUTHORIZED CONTACTS: General Services Administration (GSA) will represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized GSA Contracting Officer.
