- The U.S. Government is interested in leasing approximately 9,008 rentable square feet (approximately 7,833 ANSI/BOMA Office Area square feet) of contiguous office space. Space on a single floor is preferred. Space on no more than 2 contiguous floors may be considered. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. LEASE TERM: Ten (10) Years, Five (5) years firm term. DELINEATED AREA: The modified delineated area is comprised of the Central Business District of Spring Valley, NY. North: Intersection of County Road 74 and Route 45 to W. Clarkson and County Road 33. South: NYS Thruway (287) from Route 45 to Count Road 33. East: County Road 33 West: Route 45. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN 5:00 p.m. EST on MAY 7, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description. 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet. 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included). 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
