- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Bethesda Delineated Area: Suburban Maryland Minimum Sq. Ft. (ABOA): 295,000 Maximum Sq. Ft. (ABOA): 300,000 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 0 Parking Spaces (Structured): 13 Parking Spaces (Reserved): 7 Full Term: 10 Firm Term: 10 Option Term: 0 Additional Requirements: Space must be contiguous. The Government currently occupies office and related space in a building under lease in GS-11B-10190 at 11545 Rockville Pike, Bethesda, MD 20852 that will be expiring on December 14, 2013. A portion of the offered space must be on ground floor or main level of discharge. The unique facility offered on the ground floor must have the capability to meet the “GSA Child Care Center Design Guide PBS 140.” The Government has a renewal option under the terms of GS-11B-10190, however, the Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, local and state parking codes and sustainability standards per the terms of the Lease. A fully serviced lease is required. The Government’s security requirements will necessitate control of the parking at the leased location. This may be accomplished as a lessor furnished service, under an operating agreement with the lessor, or as part of the Government’s leasehold interest in the building. Offered space shall not be in the 100 year flood plain. The required occupancy date is no later than December 15, 2013. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer.
