- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: OK City: Stillwater Delineated Area: Within the city limits of Stillwater, OK Minimum Sq. Ft. (ABOA): 6,168 Maximum Sq. Ft. (ABOA): 6,168 Space Type: Professional office setting and related space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years for existing buildings or 15 years for speculative development Firm Term: 5 years for existing buildings or 10 years for speculative development Option Term: 0-5 Additional Requirements: •· Contiguous, located on one level without being split by a public corridor •· Located on the Ground Floor •· Shall not be located within close proximity to residential areas, railroad tracks, or busy intersections •· Build to suit options will not be considered. New development will only be considered if currently under construction or financing has been secured. The U.S. Government currently occupies office and related space in a building under lease in Stillwater, OK that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. Expressions of Interest Due: 05/09/2012 Market Survey (Estimated): TBD Offers Due: 4:30pm CST on May 31, 2012 Occupancy (Estimated): TBD The Government's decision regarding whether to relocate will be bases, in part, on information received in response to this advertisement. Expressions of interest must be submitted to the above address by 5:00 p.m. on 05/09/2012, and must include the following information: •· Building name and address and location of the available space within the building •· Rentable square feet available, and expected rental rate per rentable square foot, fully serviced •· ANSI/BOMI office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability •· Building ownership information •· Amount of parking available on-site and its cost.
